How much does it cost to hire a buyer's agent?

Do I really need an agent if I find a house online?

You can technically call the listing agent directly — but that agent is legally representing the seller. Their job is to get the seller the best price and terms, not you. Your own buyer's agent flips that equation. Same house, same listing, completely different outcome at the negotiating table.

How do I know if I'm ready to buy?

What if I want new construction?

Bring us along before you walk into the builder's model home. Builders pay cooperating agent commission, so having us there costs you nothing — but we can negotiate upgrades, review the builder contract (which is heavily builder-favored), and watch for construction issues you'd miss alone.

How fast do Victoria homes sell?

Well-priced homes in desirable subdivisions (Salem Xing, Terra Vista, Fox Creek, Cimarron) move fast — sometimes in under 30 days. Less competitive properties take longer. We'll tell you honestly what to expect in the segment you're shopping.
